At T. Black we offer a range of design services specifically for the project and your requirements. These services are typically divided into four phases with a preferred option of a fifth stage:

Stage One - Floorplan & Concept Exploration

  • This stage looks to break down the space and delve into what makes it unique to your identity as well as making sure it has functional purpose. Each project comes with new ideas and the design approach can vary to portray the direction of your project, however, alongside a scaled floorplan, you can expect to get concept imagery, hand drawn sketches and a break down of each key elements of your space.

Stage Two - 3Dimensional Renders

  • With a floorplan and concept direction agreed, Stage Two looks at the space in 3D and how the materiality, form and design ideas can be manifested into a physical space. This is supplemented with design review meetings to assist in developing the design.

Stage Three - Preliminary Technical Drawings

  • The initial (Preliminary) Drawing set is set up for review of key details in the space. Often this is required for approvals and certification of a commercial space and also allows us to get loose costing with a contractor if requested.

Stage Four - Construction Drawings

  • At Stage Four, all the detailing down to the last millimetre is considered and drawn up for construction. This is a vital element to the design process to allow the design to be brought to reality. This stage looks at the entire concept including scheduling for finishes and furnishing, fixtures and equipment.

Stage Five - Site Visits, Meetings and Contractor Engagement

  • This is a key stage of the project, when all the time spent on design is put together in built form. Having the designer available for review of details, changes to site conditions and various changes to the build can be an invaluable asset and can make the difference in the way a space is tied together.
